We did not build the existing buildings in <br />their current locations and they existed decades prior to our purchase of the business and land, Due to the <br />setbacks required by high water and wetlands we are not able to build on the open area near the Annual <br />Inn Dayearc building. The open area adjacent to the Animal Irm Pet Resort and Spa Main building <br />consists of a pet cemetery which is required to be a cemetery per our CUP and thus is unsuitable for <br />development, See Planning and Zoning notes for additional information, <br />Practical Difficulties — For the expansion of the Suites building, expanding the building out into the <br />existing yards was ruled out due to location of septic systems. The hillside next to the Animal Inn <br />Daycare building also has an existing septic system that further blocks development on the hillside <br />leading towards the ponds. The location of these systems combined with the unique circumstances listed <br />above make it so there is no other area on the property that is suitable for development. Existing <br />facilities are at capacity and further expansion of the facilities is necessary to accommodate the growth <br />and development around Lake Elmo. Furthermore, expanded play areas and updated facilities are <br />required to stay a viable business. <br />
