Client transactions typically do not take longer than 10 minutes and are <br />expected to continue as such with the new developments. Currently, there are seldom to no times that the <br />existing parking lots spaces are all occupied, even during the peak traffic hours of the business. The <br />grading of the property is also not favorable to adding additional parking, The property is graded so that <br />water runoff runs downhill towards the pond. This has created substantial challenges in avoiding flooding <br />for the Animal Inn Pet Resort Main building. Landscaping has been done along the road and in front of <br />the building to absorb water, Removing additional green space along the road to create parking will <br />create flooding iSSUeS for existing buildings. <br />Practical Difficulties,- - The partial undeveloped portion of the overall property along the existing drive <br />aisle at the Southeast area closest to the pond, there is a significant grade that would be hazardous to be <br />used for parking without regrading much of the area; this would affect the drainage of the property and <br />negatively impact the water levels of the pond, <br />Character of LocalityLLocality The site's prominent green space would have to be reduced to allow additional <br />parking spaces to be constructed. <br />Adjacent Properties -,- The only business with adjacent parking is the unaffiliated Animal Inn Training <br />School, which has its own parking lot accommodating their facilities. <br />
