15 <br />LA515\135\943139.v2 <br />22. PARK DEDICATION. <br />The Developer will not be deeding any outlots or other property to the City in the <br />Subdivision. The Developer shall pay a cash contribution of $96,656 to satisfy the City’s park <br />dedication requirements for the Subdivision. The Subdivision Park dedication was calculated as <br />follows: 46 lots at $2,101 ($2,749 per lot less $648 per lot for the for the appraised value of land <br />for the trails being conveyed to the City per lot). <br />23. SANITARY SEWER AND WATER UTILITY AVAILABILITY CHARGES (SAC AND <br />WAC). The Developer shall be responsible for the payment of all sewer availability charges <br />(SAC) and all water availability charges (WAC) with respect to the Subdivision Improvements <br />required by the City and any state or metropolitan government agency. <br />The sewer availability charge (SAC) in the amount of $3,000.00 per REC shall be paid by <br />the Developer to the City before recording the final plat. The total amount to be paid by the <br />Developer is $138,000. <br />The water availability charge (WAC) in the amount of $3,000.00 per REC shall be paid by <br />the Developer to the City before recording the final plat. The total amount to be paid by the <br />Developer is $138,000. <br />In addition, a sewer connection charge in the amount of $1,000.00 per REC, a <br />Metropolitan Council sewer availability charge in the amount of $2,485.00 per REC, and a water <br />connection charge in the amount of $1,000.00 per REC will be payable by the Developer and <br />collected by the City at the time the City issues a building permit for each lot. <br />24. STREET LIGHTS. The Developer is responsible for the cost of street light installation <br />consistent with a street lighting plan approved by the City. Before the City signs the final plat, the <br />Developer shall post a Security for street light installation consistent with the approved plan. The <br />required Security is $30,000 and consists of 5 decorative lights at $6,000 each.
