Learn why this is important <br />Caution: This email originated outside our organization; please use caution. <br />Dear Ms. Jensen, <br />We support the planning commission’s action not to re-designate the <br />land at 5193 Keats Avenue North as Rural Area Development (RAD). <br />We oppose the commercial development of a birth and transition <br />recovery center at 5193 Keats Avenue North. The reasons for our <br />opposition are as follows. <br />The site’s lack of infrastructure to support commercial <br />development. The access to this site is a narrow city street. This <br />street is used by many walkers, who have little room for hiking. <br />With the significant increase in traffic volume that comes with a <br />commercial enterprise, the risk to pedestrians is even higher. The <br />access of Keats Avenue to Highway 36 is very high risk. Whether <br />one is accessing 36 going eastbound, or accessing Keats going <br />southbound, the intersection is dangerous. This intersection will <br />be especially challenging for expectant fathers and mothers trying <br />to arrive quickly at the birth center. <br />The site lacks adequate capacity to handle sewage safely. <br />Commercial enterprises, such as the birth and recovery center, <br />need to access city sewer to properly handle and dispose of waste. <br />It is my understanding that city sewer will not be available to this <br />site. <br />If rezoned, the site can be used for expanded commercial <br />capacities and many different commercial purposes. Once <br />approved, the birth and recovery centers will likely expand if they <br />are successful. This will have an even greater impact on the <br />wetlands and flood plain on the site and surrounding <br />neighborhood. If this business is not successful, the site is then <br />available for other commercial ventures. This make little sense for <br />a property totally surrounded by private residences. <br />Commercial development on this site will have negative <br />impacts on the wetlands and wild life at this site. The <br />surrounding neighborhood will also be significantly impacted.
