designed with rear-loaded parking through a secondary <br />access (alley), may reduce the required front lot width to 80’ <br />for a traditional development and 60’ for a cluster <br />development. <br />4) All land reserved for communal septic system use shall be <br />located within a dedicated outlot to be owned by the <br />homeowners' association (HOA) of the development; and <br />5) Base lots for townhomes shall be large enough such that <br />individual unit lots can meet all required structure setbacks <br />contained herein. <br />b. Lot specific buildable areas. <br />1) The buildable area on each proposed lot which remains after <br />consideration of each of the following shall be shown: <br />a) Required buffers from adjacent lands (See LEC <br />105.12.170(b)); <br />b) Required setbacks from waterbodies and non-buildable <br />land per shoreland district regulations (See LEC 105.12, <br />art. XIX); <br />c) Steep slopes; <br />d) Easements; and <br />e) Land within the following setbacks: <br /> Housing Type <br /> Single-Family Homes Townhomes Accessory Structures <br />Front yard 30 20 Not permitted <br />Side yard 15 feet or ten percent of lot width, whichever is <br />greater <br />10 <br />Corner lot <br />front yard <br />30 Not permitted <br />Corner lot <br />street side <br />yard <br />30 15 <br />Rear yard 20 20 <br />2) Proposed buildable area on each lot shall be sufficient to <br />accommodate primary and accessory structures that are <br />normal and customary to the type of development being <br />proposed. <br />7.
