The items listed below have <br />been identified as being contradictory to previous official city direction and/or City of Lake Elmo engineering <br />design standards and City of Lake Elmo Municipal Code. <br />1. City is requesting 10’ wide easements for dry utility corridors on all property lines adjacent to ROW <br />as well as internal property lines on both sides of the lot lines per the Bridgewater Village Final Plat- <br />plan review dated 04/10/2024. <br /> <br />a. Dry utility easements are required parallel to all ROW as well as required on both sides of <br />internal property lines per discussions with the City Engineer. <br /> <br />b. Request for deviation from City Request: <br /> <br />Project proposes 5’ on both sides of internal property lines between lots for a total of 10’ of <br />width. This allows flexibility during future development of lots due to unknown location of <br />dry utility connections and needs. <br /> <br />2. Easement grading <br /> <br />a. Bridgewater Village site construction plan review dated 04/10/2024, item 14, states that <br />“Revise all typical sections to identify all boulevard grades within the public right‐of‐ <br />way to be 4% max. grade. Identify all 10ft. drainage and utility easement grades to be 4% m <br />ax grade, up to 25% max. grade upon approval of the City Engineer.” Item 40 states “C‐ <br />102. Revise Oulot C grading to eliminate slope impact to 10ft. drainage and utility easement <br />along north and west ROW. Easement area to be graded at 4% draining toward the street. <br />BMP grading to begin after 10‐ft. easement areas. <br /> <br />b. Request for deviation from City Request: <br /> <br />Proposed grading outside of the city ROW but within the required internal lot drainage and <br />utility easements meet the City of Lake Elmo Engineering Design and Construction Standards
