Open space and park land adjustments. <br />a. Open space. <br />1) The total preserved open space area within an open space <br />planned unit development shall be no less than 50 percent of <br />the total gross land area, as defined by LEC 1.08. If this threshold <br />is not achieved after following the first six steps of lot design, <br />the proposed lot areas will need to be adjusted or lots <br />eliminated until this requirement is met. The open space area <br />in a cluster development shall be no less than 60 percent of the <br />total gross land area. <br />2) Land needed for stormwater facilities as required by other <br />provisions of this Code may count towards required open space <br />for the purposes of open space PUD design, but must ultimately <br />be placed in outlots to be dedicated to the city. <br />3) Excluding land needed for compliant stormwater facilities, not <br />less than 60 percent of the remaining preserved open space
