<br />19 <br />LA515\124\964107.v1 <br />A. That publication of the PUD ordinance shall be required before the recording of the <br />approved final plat. <br />B. All issues set forth in the City Attorney’s plat opinion letter dated April 1, 2024 must <br />be addressed to the satisfaction of the City Attorney prior to the recording of the final <br />plat. <br />C. Implementation of all changes and recommendations listed in the April 24, 2024, <br />engineering memorandum shall be incorporated into the final plat and project plans. <br />D. The final plat and PUD plans shall meet all City standards and design requirements <br />unless specifically addressed otherwise in the City Council resolution of approval. <br />E. The final plat and project plans shall include street names as approved by City <br />Council. <br />F. The Developer must obtain a sign permit from the City Building Official before the <br />installation of any subdivision identification signs. <br />G. Prior to the construction of any subdivision identification signs or neighborhood <br />markers within the development, the Developer shall submit sign plans for review <br />and obtain a sign permit from the City. Any amendments to the finding regarding <br />signs indicated in the City Council Resolution shall be subject to a PUD amendment <br />or variance. <br />H. All public trails shall be located within outlots that are at least 30 feet in width and <br />deeded to the City by warranty deed. The title insurance policy to be provided to the <br />City shall insure the City’s interests in the property that contains the trail. <br />I. All outlots to be deeded to the City shall be provided in a warranty deed that is in a <br />form acceptable to the City and recorded with the final plat. <br />J. All storm water facilities internal to the Subdivision shall be privately owned and <br />maintained. A storm water maintenance and easement agreement in the City’s <br />standard form must be executed by the Developer and recorded with the final plat.
