We are unsure of the reason for this stricter standard since over 50% of the <br />property will be deep rooted prairie open space and water running off from the <br />impervious surfaces will be treated within the storm water ponds. That said since our <br />lots are smaller there will be a need for a higher percentage of impervious. We are <br />asking for an allowance of up to 50% impervious on the homesites. While some lots will <br />need up to 50% impervious, most lots will likely need less. Below is a table with hard <br />cover examples based on models that Charles Cudd is planning to build within the <br />neighborhood. These are modest sized homes in the luxury villa category. You will see <br />that without a pool most lots, not all, will be able to accommodate the largest of the <br />planned Cudd home models. If a customer wants a pool, the size of the pool deck could <br />eliminate some of the smaller homesites. We are ok that not all lots will accommodate <br />a pool. Without a pool most lots work with most models so some lots may not <br />accommodate a pool. Still there are some lots where 50% may not work for certain <br />models and just like the examples with the pools, compromises will need to be made or <br />customers who want larger homes will need to look to the larger lots. The examples <br />below are conservative. We believe that when all is said and done the overall hardcover <br />of the property including sidewalks and roads will be under 15%.
