It  is  anticipated  that  the  sanitary  sewer  improvements  will  be partially  constructed  though  a  public  <br />improvement project with both the private and public improvements to be paid by the District.  <br />  <br />FINAL CONSTRUCTION PLANS & SPECIFICATIONS  <br />1. Final Construction Plans and Specifications must be prepared and submitted for City review and approval.  <br />The plans and specifications must be in accordance with the City Engineering Design Standards Manual  <br />dated  January  2022,  using  City  standard  details,  plan  notes  and  specifications  and  meeting  City  <br />Engineering Design Guidelines, unless approved otherwise by the City Engineer.  <br />2. No construction on the Project may begin until the applicant has received City Engineer approval for the  <br />Final Construction Plans; the applicant has obtained and submitted to the City all applicable permits,  <br />easements and permissions needed for the project; and a preconstruction meeting has been held by the  <br />City’s engineering department.  <br />3. Existing Conditions Plans C100‐C105. Revise plans to include all required information and labeling to fully  <br />depict the existing site conditions. In particular, the existing condition information is insufficient along the  <br />existing roadway corridors.  <br />4. Site Plans C200‐C205. Revise the site plans to include all required transportation improvements including  <br />safe pedestrian crossing and intersection controls as required by Washington County.  <br />5. Grading Plans C300‐C305. Revise the grading plans to eliminate all easement encroachments along Lake  <br />Elmo Avenue (CSAH 17) and 10th Street (CSAH 10). Revise the grading plans to provide all required  <br />stormwater BMP design information and labels.  <br />6. Utility Plans C400‐C405. Relocate the proposed sanitary lift station to be outside the right‐of‐way sight  <br />triangle and revise the lift station maintenance access to be internal to the site. Label all utilities as public  <br />or private owned and maintained. Provide more design details for all work within the public right‐of‐way.  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />  <br />
