CITY OF LAKE ELMO <br />COUNTY OF WASHINGTON <br />STATE OF MINNESOTA <br /> <br />ORDINANCE NO. 2024-18 <br /> <br /> <br />AN ORDINANCE AMENDING CHAPTER 105 OF THE LAKE ELMO CITY CODE OF ORDINANCES BY REZONING ALL PROPERTY AT PID 34.029.21.34.0012 FROM MU-C (MIXED-USE COMMERCIAL) TO MU-C-PUD (MIXED-USE COMMERCIAL PLANNED UNIT DEVELOPMENT) <br /> <br />SECTION 1. Zoning Map Amendment. The following property is hereby rezoned from MU-C –Mixed-Use <br />Commercial to MU-C-PUD –Mixed-Use Commercial Planned Unit Development: <br />Outlot B, DPS LAKE ELMO, according to the recorded plat thereof, Washington County, <br />Minnesota. <br /> <br />SECTION 2. PUD District Regulations. Permitted uses and regulations acceptable to the PUD are hereby <br />established as follows: <br />1. Land Uses – Principal and accessory uses on the property shall be limited to those permitted or <br />conditional uses as set forth in LEC 105.12.870, or as may be amended, for all of the property as <br />legally described in Section 1, above. <br />2. Commercial Lot Area – The commercial area of the development is permitted to comprise 15.24% of <br />the development area. <br />3. Design Standards – A parking area with 47 or fewer stalls is permitted between the proposed <br />commercial building on Lot 2 and Julia Ave. North. <br />4. Other Standards – Other standards including but not limited to bulk and design standards shall be those <br />found in the Village Mixed Use (VMX) Zoning District, Article XIII of the Zoning Ordinance. <br /> <br />SECTION 3. Zoning Map. The zoning map of the City of Lake Elmo shall be republished in the ordinary <br />course to show the aforesaid zoning, and in the interim the Clerk shall appropriately mark the zoning map on <br />file in the Clerk’s Office for the purpose of indicating the rezoning hereinabove provided for in this ordinance, <br />and all of the notations, references, and other information shown thereon are hereby incorporated by reference <br />and made a part of this ordinance. <br /> <br />SECTION 4. Effective Date.
