Site Plan Submittal, dated 9-25-17, received 12-2-2024 <br />REVIEW HISTORY <br />1. Chavez Variances: City Landscape Architect Review, dated 12-13-24 <br />LOCATION: 14.029.21.24.0004 (Chavez Parcel) and 14.029.21.13.0023 (Northstar Outlot B) <br />CURRENT LAND USE CATEGORY: Village Low density Residential (VLDR) <br />ADJACENT AND SURROUNDING LAND USE: VLDR <br />SPECIAL LANDSCAPE PROVISIONS: DNR Bluff Setback Zone, Shoreland Overlay <br /> <br />GENERAL NOTES: <br />• Bluff setbacks and shoreland overlays were instituted for good reason. The slope diagram <br />shows that the property exceeds maximum recommended slopes for development for most of <br />its land. Any development would require major grading, tree removals, and topographic change. <br />These slopes are typically sensitive and highly susceptible to erosion if cleared. While these <br />restrictions may not have been in place when the property was purchased, any future <br />development will be required to adhere to them. <br />o Vegetative clearing within shore and bluff impact zones and on steep slopes is not <br />permitted 105.12.1260 (c)(2) <br />o 105.12.1260 (7) a) Bluff or shore impact zones.
