The new school is proposed to be located at the corner of Lake Elmo Avenue <br />(CSAH 17) and 10 Street (CSAH 10). The review consisted of the following documentation: <br /> Final Plat: 10th and Lake Elmo School Addition. <br /> New Lake Elmo Elementary School Site Plans dated January 3, 2025. <br /> Stormwater Management Report dated October 24, 2024. <br /> Draft Geotechnical Report dated September 24, 2024. <br /> <br /> <br />STATUS/FINDINGS: Engineering review comments pertain to the Final Plat application. <br /> <br /> <br />FINAL PLAT: 10TH AND LAKE ELMO SCHOOL ADDITION <br />1. The Final Plat shall not be recorded until the City Engineer approves the Final Construction Plans. <br />2. County Roadway Right-of-way Dedication. Right-of-way dedication has been shown on the Plat <br />along both Lake Elmo Avenue (CSAH 17) and 10th Street North (CSAH 10) to provide a total of 75- <br />feet from referenced section line. The right-of-way dedication must be reviewed and verified by <br />Washington County prior to recording a Final Plat to ensure the right-of-way dedication is <br />sufficient for future County roadway improvements, including potentially a future roundabout <br />complete with pedestrian facilities. <br /> Additional right-of-way dedication is required at the northwest corner of Lake Elmo Avenue <br />(CSAH 17) and 10th Street North (CSAH 10) to accommodate a site-triangle similar to the <br />northeast and southeast corners. A drainage and utility easement has been shown. This must <br />be revised to be dedicated right-of-way. <br />3. All easements as required by the City Engineer and Public Works Director shall be documented on <br />the Final Plat prior to the release of the Final Plat for recording. Easement revisions may be <br />necessary to the Final Plat as the Construction Plans are reviewed and finalized. All easement <br />areas must be free from all encroachments other than those approved by the City Engineer and <br />upon execution of an easement encroachment agreement.
