<br />9 <br />LA515\147\1015204.v1 <br />LA515\147\1015204.v1 <br />prepare the Property for development, it will be necessary for the Developer to grade the <br />Subdivision. All grading must be done in compliance with this Agreement and the approved <br />grading plans. Within thirty (30) days after completion of the grading, the Developer shall provide <br />the City with an “as built” grading plan and a certification prepared by the Developer’s engineer <br />as required in the City’s Engineering Design and Construction Standards Manual. Within (5) days <br />after completion of the grading, the Developer shall request an inspection of tree preservation <br />plan compliance from the City Planner. If additional tree plantings are required, the landscape <br />plan shall be modified and additional replacement trees planted as approved by the City prior to <br />the warranty period beginning. <br />16. ACCESS ROADS, PARKING AND UTILITY IMPROVEMENTS. All Improvements <br />shall be installed in accordance with the approved Plans, the City approvals, the City Code, and <br />the City’s Engineering Design and Construction Standards Manual. Once the work is completed, <br />the Developer or the Developer’s representative shall submit a written request to the City asking <br />for an inspection of the initial Improvements. The City will then schedule a walk- through to create <br />a punch list of outstanding items to be fully addressed or corrected by the Developer. Upon receipt <br />of the written punch list provided by the City, the Developer must complete all items on the punch <br />list and then notify the City to re-inspect the Improvements. <br />17. LANDSCAPING AND TREE REPLACEMENT IMPROVEMENTS. <br />A. Prior to installation of landscaping, the Developer shall notify the City Planner and a <br />pre-construction meeting shall be held with the City’s Landscape Architect to review <br />landscaping requirements and best practices and inspection schedules. <br />B. The Developer agrees to install landscaping in accordance with the approved Plans, <br />the City approvals, the City Code, the City’s Engineering Design and Construction <br />Standards Manual, and the City’s Landscape and Irrigation Standards. All <br />landscaping materials such as trees, shrubs, grasses, or other vegetation installed
