<br />4 <br />LA515\147\1015204.v1 <br />LA515\147\1015204.v1 <br />Agreement. The Plans may not be modified by the Developer without the prior written approval <br />of the City. <br />6. IMPROVEMENTS. In developing the Subdivision in accordance with the Plans, the <br />Developer shall make or install at its sole expense the following public and private improvements <br />(collectively, the “Subdivision Improvements”): <br />A. Grading and erosion control; <br />B. Sanitary sewer; <br />C. Water system improvements; <br />D. Stormwater improvements (storm sewer pipe, control structures, ponds, BMPs, <br />etc.); <br />E. Internal site access roadways, parking and sidewalks; <br />F. Trails; <br />G. Underground private utilities; <br />H. Landscaping; <br />I. Street lighting and signage; <br />J. County roadway, turn lane and Intersection improvements (turn lanes, by-pass <br />lanes, traffic control, etc.); <br />K. Tree preservation and reforestation; <br />L. Wetland mitigation and buffers; and <br />M. Monuments required by Minnesota Statutes. <br /> <br />All improvements shall be installed in accordance with the approved Plans, the City <br />approvals, the City Code, the City’s Engineering Design and Construction Standards Manual, the <br />City’s Landscape Standards, and Stormwater Reuse Irrigation Design Standards. The Developer <br />shall instruct its engineer to provide adequate field inspection personnel to assure an acceptable <br />level of quality control to the extent that the Developer's engineer will be able to certify that the <br />construction work meets the approved Plans, the City approvals, the City Code, and all applicable <br />City design standards as a condition of City acceptance. In addition, the City may, at the City's <br />discretion and at the Developer's expense, have one or more City inspectors or a soil engineer
