CUP Submittal, dated April 10, 2025, received April 11, 2025. <br />REVIEW HISTORY <br />1. April 23, 2025 – Primrose Daycare CUP- Landscape and Tree Preservation Plan Review <br />LOCATION: West of Manning Avenue N, south of Stillwater Way N, north Stillwater Blvd N. <br />CURRENT LAND USE CATEGORY: V-MDR <br />ADJACENT AND SURROUNDING LAND USE: Commercial to the east, V-MDR to the north, and west <br />and south <br />SPECIAL LANDSCAPE PROVISIONS: none <br /> <br />TREE PRESERVATION PLAN: 105. 12. 470 <br />Tree preservation was addressed as part of the Bridgewater Village project. <br /> <br />LANDSCAPE PLAN: 105.12.480 <br />• The landscape plan will need to be revised in order to better meet code . Note the following items: <br />o Show the location of a topsoil stockpile on the civil plans <br />o Interior parking lot landscaping is required, consisting of planting islands, medians, and borders. <br />Per cod e, “At least five percent of the interior area of parking lots with more than 30 spaces shall be <br />devoted to landscape planting areas. Areas may consist of islands or corner planting beds.” <br /> Planned landscaping around the parking lot does not appear to meet the 5% <br />minimum threshold. This could be remedied by adding low shrub or perennial <br />plantings to the interior parking lot islands and additional planting around the trash <br />enclosure. <br />o Per code, the six shade trees required for the parking lot are intended to be provided in islands or <br />corner planting beds, but are currently peppered throughout the site. <br /> There appears to be room outside of the drainage and utility easements to locate <br />some additional trees, if not all six around the parking lot. Please revise planting plans <br />in an effort to better shade the parking lot where possible. <br />o In addition to the parking lot trees, 5 trees are required to be planted per acre of land disturbed. <br />The 1.7 acres of disturbance necessitate the addition of 9 more trees.
