<br /> <br />9. Tom Henderson, Lake Elmo Resident <br />Comment Response <br />I strongly favor Scenario 1. I was contacted and encouraged to write to you in favor of <br />Scenario 4. I believe that #4 is not practical… to attempt to develop and maintain this <br />location as “rural residential” is unrealistic. In my opinion, it should be zone d for <br />commercial and/or industrial due to proximity to the freeway ramps. Maybe a portion <br />could be successful as high density residential. <br />Thank you for the comment. <br />10. Dan Novak, Lake Elmo Resident <br />Comment Response <br />The word “criminal activity” isn’t even mentioned in the AUAR. 1.1-2.2 x 10⁶ ft2 of <br />business park will bring with it some criminal activity. When I think of what is being <br />proposed, I want to draw an analogy to a truck stop along an interstate. Only this one <br />will be off the beaten path. <br />Thank you for the comment. <br />The smell of diesel engines is not mentioned. There are residences of 3 sides of the <br />proposed business park. I feel sorry for the people living on the west side of Ideal Ave. <br />In addition to the train, they now get to bear the noise, lights, and smell of diesel fumes <br />the business park will bring. <br />Thank you for the comment. As stated in Section <br />16 of the AUAR, none of the intersections in the <br />AUAR study area exceed the air quality <br />standards criteria in the state of Minnesota. <br />The intersection of Inwood and Stillwater Blvd., regarding traffic, isn’t even mentioned <br />in the AUAR. It looks like they are predicting a 5% increase in traffic volume on Inwood. <br />I live on the corner of Inwood and Ironwood. Right now, today, I often have to wait <br />minutes (yes, minutes), to turn onto Inwood and get back onto Ironwood from Inwood. <br />This proposed business park with 10,000 proposed trips per day, is going to be a traffic <br />nightmare, especially along Ideal. Traffic lights are going to be needed at both <br />entrances to Tablyn Park. And, what about Regional Park’s west entrance? I don’t want <br />any more stop lights and more so, I don’t want to have to pay for them. These are the <br />types of problems that will emerge AFTER the developers are long gone. <br />Thank you for the comment. The <br />Inwood/Ironwood intersection was not studied <br />in this AUAR as it will not be a major intersection <br />used by the future developments in the AUAR <br />study area.
