Cyphers Logistic Park AUAR 7 March 2022 <br />Scenario 1, Scenario 2, and Scenario 3 Scenarios 1, 2, and 3 evaluate the same anticipated development of the AUAR s tudy a rea lying south <br />of 34th Street N , which is the area the project proposer plans to develop. Construction of the parcels south of 34th Street N is anticipated to begin in 2022 and be built over two phases with construction <br />complete by 2024. The AUAR s tudy area lying north of 34th Street N will be developed later and there are no known development plans. To account for the unknown plans for the north area, different <br />land use patterns with varying densities are evaluated in Scenarios 1, 2 and 3 and are based on the City’s completed Master Plan pr ocess. Roadway infrastructure supporting Scenarios 1, 2, and 3 <br />includes access from 34th Street N and Ideal Avenue N . The scenario plans identify three access points into the area south of 34th Street N and two access points into the northern portion of the <br />study area. The AUAR s tudy a rea will be connected to the public municipal water and regional sanitary sewer systems.
