STAFF REPORT <br /> <br />CITY COUNCIL <br />DATE: 3/21/23 <br /> <br /> <br /> <br />TO: City Council <br />FROM: Jenni Faulkner, Consulting Senior Planner <br /> Nathan Fuerst, Consulting Planner <br />AGENDA ITEM: Drake Motor Partners for Preliminary Plat/Planned Unit Development <br /> <br /> <br />BACKGROUND: <br />Drake Motor Partners is requesting Preliminary Plat and Planned Unit Development (PUD) <br />approval for a four-lot subdivision to facilitate the construction of an auto dealership (50,527 <br />square feet) and a 3,270 square foot fast-food restaurant. The proposed development is located on <br />Hudson Blvd west of Keats Avenue, abutting the Springs of Lake Elmo development. The <br />developer will be rebuilding a portion of Hudson Blvd in conjunction with the proposed <br />development. Users of two of the lots are currently unknown. The development is proposed as a <br />PUD because the developer is requesting flexibility from the zoning and subdivision regulations. <br /> <br /> <br />
