XX-YYY <br /> <br /> <br />AN ORDINANCE AMENDING CHAPTER 105 OF THE LAKE ELMO CITY CODE <br />OF ORDINANCES BY REZONING ALL PROPERTY AT PID 13.029.21.21.0009 <br />FROM VMX (VILLAGE MIXED USE) TO VMX PUD (VILLAGE MIXED USE <br />PLANNED UNIT DEVELOPMENT) <br /> <br />SECTION 1. Zoning Map Amendment. The following property is hereby rezoned from <br />VMT – Village Mixed Use to VMX-PUD – Village Mixed Use Planned Unit Development: <br />Lot 2, Block 3, BROOKMAN 3RD ADDITION, according to the plat on file and of <br />record in the office of the County Recorder, Washington County, Minnesota, lying <br />Easterly of the following described line: Commencing at the Northwest corner of <br />said Lot 2; thence North 89 degrees 21 minutes 23 seconds East, assumed bearing, <br />along the North line of said Lot 2, 264.71 feet to the point of beginning of said <br />line; thence South 11 degrees 13 minutes 30 seconds West, 328.54 feet to the <br />South line ofsaid Lot 2 and said line there terminating, Washington County, <br />Minnesota. <br /> <br />SECTION 2. PUD District Regulations. Permitted uses and regulations acceptable to <br />the PUD are hereby established as follows: <br />1. Land Use – Use of the property shall be limited to Twinhomes for all of Wildflower <br />Twinhomes First Addition, Washington County, Minnesota. <br />2. Accessory Uses - Accessory uses shall be incidental to the principle use of this <br />property as described in Section 2.1 , above. <br />3. Bulk Standards – If not stated below, standards for this property shall be those found <br />in the Village Mixed Use (VMX) Zoning District, Article XIII of the Zoning Ordinance: <br />a. Minimum Lot Area: <br />i. 28 Small Units – 1,736 Square Feet <br />ii. 2 Large Units – 2,352 Square Feet <br />b. Minimum Lot Width – 28 feet <br />c. Maximum Impervious Cover (site wide) – 31 percent (less road and walkways) <br />d. Minimum Setbacks: <br />i. Front Yard (building to right of way line) – 25 feet <br />ii. Side Yard (building to building distance) – 10 feet <br />iii. Rear Yard (building to individual lot boundary) – 10 feet <br />iv. Maximum Height – 35 feet <br /> <br />
