The review consisted of the following <br />documentation: <br />· Existing Conditions Certificate of Survey with revision date of August 5, 2025. <br />· Proposed Conditions Certificate of Survey with revision date of August 5, 2025. <br /> <br /> <br />STATUS/FINDINGS: A review of the existing and proposed legal descriptions and surveys was not <br />completed by engineering. If a review of this information is needed, a legal land surveyor will need to be <br />retained for the review. Engineering has the following comments for consideration. <br /> <br /> <br />1. Right-of-way Dedication. Additional ROW dedication is required along Laverne Avenue as depicted <br />on the attached Exhibit A. <br />2. Public Roadway Access. The Minor Subdivision application needs to address access to a public <br />roadway for each property, including 3481 Lavene Avenue and 11320 Upper 33rd Street. The <br />application remains silent on this issue. The Proposed Certificate of Survey appears to show a <br />proposed 33-ft wide easement, however an easement agreement has not been included that <br />identifies the purpose of this easement nor the applicable parties to the easement. <br />3. As part of the Minor Subdivision the driveway access should be brought to code, requiring the <br />driveway to be paved within the entire right-of-way. <br />4. Both properties reside within the MUSA. As part of the Minor Subdivision both properties must be <br />connected to city sewer and city water. A drainage and utility easement must be provided across <br />the property at 3481 Laverne Avenue for the private water/sewer services extending to 11320 <br />Upper 33rd Street. Existing septic systems must be properly abandoned.
