East-west streets shall follow the grid numbering system as appropriate, but <br />a different suffix such as Lane, Place, Way, etc., or a different prefix such <br />as Upper or Lower shall be used. <br />1. The names of deflecting streets shall not vary; names of continual <br />streets shall not change, even if the street changes direction, unless <br />an intersection exists. <br />2. The names of deflecting streets shall be determined according to <br />their relation to an arterial or collector street if appropriate, <br />otherwise such names shall be determined according to their main <br />point of entry in to a development or as deemed appropriate by <br />council. <br />3. All street names shall end with the directional suffix of North. <br />4. Locations and widths of proposed alleys and pedestrian ways. <br />5. Locations and size of proposed sewer lines and water mains. <br />6. Layout, numbers, lot areas, and preliminary dimensions of lots and blocks. <br />7. Building pads shall be shown to demonstrate minimum front and side street <br />building setback lines. <br />8. When lots are located on a curve, the width of the lot at the building setback <br />line shall be shown. <br />9. Areas, other than streets, alleys, pedestrian ways, and utility easements <br />intended to be dedicated or reserved for public use, including the size of the <br />area or areas in acres. This shall include areas planned for trails and parks <br />within the city. <br />10. Area calculations of lots, rights-of-way, streets, public highways, alleys, <br />parks and public trails, wetland and wetland buffers and other features with <br />accurate dimensions. <br />11. Water mains shall be provided to serve the subdivision by extension of any <br />existing community system wherever feasible. Service connections shall be <br />stubbed into the property line and all necessary fire hydrants shall also be <br />provided. Extensions of the public water supply system shall be designed <br />so as to provide public water in accordance with the standards of the city. <br />In areas where public water supply is not available, well plans must comply <br />with applicable state regulations and shall be submitted for the approval of <br />the city building official. <br />12. Sanitary sewer mains and service connections shall be installed in <br />accordance with the standards established by the city. <br />13. All private sewage treatment systems shall be installed in accordance with <br />standards established by the county. Demonstration of two separate and <br />distinct areas, suitable for septic drainfields or onsite system treatment area, <br />is required. <br />14. Surface water disposal, drainage, and flood control shall be provided within <br />the boundaries of the proposed property division consistent with LEC <br />105.04.740, stormwater management and erosion sediment control. <br />15. Location of 100-year floodplain areas and floodway districts from existing <br />adopted maps or data.
