The east side of the <br />site was previously used as a lumber yard. Chama Mission LLC and John Pecchia are requesting City approval <br />of an RLS to reconfigure the property lines at 3481 Laverne Ave. The proposed subdivision will <br />result in the creation of two tracts. The former creamery building (3481 Laverne) is located on <br />Tract A. This request would not create any additional building sites. Washington County is <br />requiring a RLS instead of a lot line adjustment/consolidation process due to the property being <br />Torrens property. <br />REVIEW AND ANALYSIS <br />Review of Registered Land Survey: <br />The City may review the proposed RLS as a minor subdivision, as the proposed subdivision <br />(RLS) is a division of land that results in no more than four parcels. The City may consider and <br />review an RLS with one set of actions. <br />No registered land survey of land in the City shall be recorded with the Registrar of Titles until <br />the registered land survey has been approved by the City. The approval shall be indicated by <br />resolution endorsed on or attached to the registered land survey signed by the Mayor and City <br />Clerk. <br />CITY AGENCY REVIEW: <br />•Fire Memo dated 9.23.2025 Provided standard fire comments regarding addressing, <br />alarms and sprinkler system. <br />•Engineering Memo dated 9.23.2025. Provided comments on future utilities and access <br />area. Conditions have been added regarding this memo. <br />•Landscaping Memo dated 9.26.2025 <br />•City Attorney: Provided an RLS opinion dated 9.26.25 with request revisions. Conditions <br />have been added regarding this memo. <br />•Valley Branch Watershed District email (9.29.25) states that a VBWD permit must be <br />obtained.
