Page: 5 <br /> <br /> <br /> <br />1. The proposed development is located outside of the City designated Municipal Urban Service Area <br />(MUSA) for sanitary sewer service. The developer is proposing private individual on‐site septic <br />systems for each Lot (SSTS). <br />2. Individual on‐site septic systems are permitted by Washington County and must contain both a <br />primary and secondary site located on each Lot. For subdivision planning purposes Washington <br />County requires a minimum of 10,000 square feet of suitable soil for each lot to represent both <br />the primary and secondary locations. <br />3. The proposed Sketch Plan requires significant revisions and resubmittal for further City review in <br />order to provide adequate SSTS locations that are compliant with all required setbacks. <br /> L1B1. The existing SSTS must be located and shown on the Sketch Plan and must be a <br />minimum of 75‐feet from the Pond 2 HWL elevation. <br /> L3B1. The proposed SSTS must be relocated to maintain a minimum setback of 20‐feet from <br />the proposed building structure. The SSTS must also be relocated, or lot grading changes must <br />be feasible, to eliminate overland drainage across the proposed SSTS. <br /> L4B1 and L5B1. Lot grading changes must be incorporated to eliminate overland drainage <br />across the proposed SSTS for each lot. <br /> L8B1 and L9B1. The proposed SSTS on each lot must be relocated, or lot grading changes must <br />be feasible to be incorporated to eliminate overland drainage across each proposed SSTS. <br /> L10B1. The proposed SSTS must be relocated to be a minimum of 75‐feet from the Pond 4 <br />HWL elevation and to maintain a minimum setback of 20‐feet from the proposed building <br />structure. <br /> L11B1 and L12B1. The proposed SSTS must be relocated to maintain a minimum setback of <br />20‐feet from the proposed building structure. <br /> L5B2. The proposed SSTS must be relocated to be a minimum of 75‐feet from Basin 1E and <br />adjacent drainage swale. In addition, the SSTS must be at an elevation 3‐ft above the adjacent <br />BMP HWL elevation. <br /> L6B2. The proposed SSTS must be relocated to be a minimum of 75‐feet from Pond 1 and the <br />adjacent overland drainage swale. In addition, the SSTS must be at an elevation 3‐ft above the <br />adjacent BMP HWL elevation. <br /> When revising SSTS locations, a minimum of 10‐feet setback from all property lines must be <br />maintained. <br />4. Septic system sites must be placed where soil investigations demonstrate suitable soils and <br />demonstrate that sufficient land is available to support both a primary and secondary septic <br />system site for each proposed Lot. The submittal shall include a report indicating the results of <br />soil tests and percolation tests meeting Washington County standards. The septic plans shall show <br />the locations of the percolation tests.
