Unknown document property name. <br />CITY OF LAKE ELMO <br />WASHINGTON COUNTY, MINNESOTA <br />RESOLUTION NO. 2026 – 014 <br />A RESOLUTION APPROVING A MINOR SUBDIVISION FOR THE LAKE ELMO <br />FIREHOUSE ADDITION (3510 LAVERNE AVE & 11200 UPPER 33RD STREET) <br />WHEREAS, the City of Lake Elmo (the “City”) is a municipal corporation organized <br />and existing under the laws of the State of Minnesota; and <br />WHEREAS, The City of Lake Elmo (the “Applicant”) submitted an application to the <br />City for a minor subdivision to reconfigure the properties with the PIDs: <br />13.029.21.23.0028, 13.029.21.32.0031 – 3510 Laverne Ave, 13.029.21.32.0028, <br />13.029.21.32.0029, 13.029.21.32.0030, 13.029.21.32.0092, 13.029.21.32.0043, <br />13.029.21.32.0044 - 11200 Upper 33rd St, 13.029.21.32.0045 from nine parcels into two <br />parcels, a copy of which is on file in the City of Lake Elmo Planning Department; and <br />WHEREAS, the Lake Elmo Planning Department has reviewed the proposed Lake Elmo <br />Firehouse Addition minor subdivision for consistency with the City of Lake Elmo Zoning and <br />Subdivision ordinances; and <br />WHEREAS, the Lake Elmo Planning Commission held a public hearing on February 9, <br />2026, to review and consider the Lake Elmo Firehouse Addition minor subdivision; and <br />WHEREAS, the consensus of the Lake Elmo Planning Commission was to recommend <br />to the City Council approval of Lake Elmo Firehouse Addition minor subdivision subject to <br />conditions of approval; and <br />WHEREAS, the City Council reviewed and approved Lake Elmo Firehouse Addition <br />minor subdivision at its March 3, 2026, meeting and made the following findings of fact: <br />•That the Lake Elmo Firehouse Addition minor subdivision is consistent with <br />the Lake Elmo Comprehensive Plan and the Future Land Use Map for this <br />area. <br />•That the Lake Elmo Firehouse Addition minor subdivision is consistent with the <br />future development plans of the area and with the standards of the City’s village <br />mixed use zoning district. <br />•That the Lake Elmo Firehouse Addition minor subdivision meets the <br />requirements of the City’s minor subdivision regulations. <br />NOW, THEREFORE, BE IT RESOLVED THAT the City Council does hereby <br />approve Lake Elmo Firehouse Addition minor subdivision subject to the following <br />conditions:
