13 Development Opportunities on City-Owned Land | Lake Elmo, Minnesota <br />Parcel 2 <br />The center parcel, with <br />approximately 51 acres, presents a <br />good opportunity for light industrial <br />uses in the study area. <br />Utility and roadway <br />considerations. There is a utility <br />easement that runs north and <br />south through the eastern third of <br />the site. It is near this easement <br />that the panel envisioned road <br />access from 34th Street that would <br />complement another access point <br />off Ideal Avenue. There is also an <br />existing pipeline that traverses the <br />entire study area, noted by the red <br />line diagonally covering the map to <br />the right. Connecting to the sewer <br />line will require conversations with <br />the Union Pacific Railroad, as the <br />sewer connection will likely involve <br />tunneling under the rail line. <br />Building configurations. With the <br />easements and potential roadways <br />crossing the site, the panel was <br />still able to find space for five <br />buildings, each approximately <br />100,000 square feet, across what <br />could become a light industrial <br />business park. <br />Trail and greenway connectivity. <br />Trails would wind through the <br />eastern edge of this parcel, <br />connecting users to points north <br />and south and making good use <br />UL <br />I <br /> PA <br />N <br />E <br />L <br />of the tree line and buffer that separates this parcel from the uses <br />to the east.
