Existing <br />site conditions include a variety of landscape features, most notably a series of wetlands throughout the site. The site <br />includes two Northern Natural Gas pipelines that run throughout the site from north to south. <br />The proposed site was designed to preserve and enhance the existing features of the parcel, such as the topography, <br />wetlands, and trees, to the maximum extent practicable, while creating a desirable neighborhood that connects the <br />community through trail systems and aesthetic views. <br /> <br /> <br />Density <br />The development adheres to the zoning requirements for open space design, allowing for a total of 58 residential lots <br />with a density of 0.53 units per acre. All proposed home construction will be limited to the setbacks as identified in the <br />City Code.
