Task 3. <br />Development Recommendations, Phasing, and Site <br />Plan(s). Provide a master plan with a site layout and <br />renderings. Each amenity/feature should have a cost <br />estimate and estimates for site work including but not <br />limited to grading, road construction, parking, and retention <br />ponds. Any environmental conditions that could affect <br />development should be identified. A phasing plan should <br />be provided to the City for financial flexibility during <br />development. Providing recommendations on potential <br />funding sources such as grants and partnerships is <br />welcomed.
