CUP Submittal, dated April 9, 2025, received April 13, 2026. <br />REVIEW HISTORY <br />1. April 24, 2026 – CUP Landscape and Tree Preservation Plan Review <br />LOCATION: 8650 Hudson Blvd N. <br />CURRENT LAND USE CATEGORY: Business Park PUD <br />ADJACENT AND SURROUNDING LAND USE: Business Park (BP) PUD to the north and south. High <br />density residential (HDR) to the east. HDR PUD to the west. <br />SPECIAL LANDSCAPE PROVISIONS: none <br /> <br />TREE PRESERVATION PLAN: 105. 12. 470 <br />• A revised tree preservation plan will need to be submitted to meet code, including, but not limited to: <br />o The tree preservation plan needs to show all areas to be graded and the limits of land disturbance, <br />along with proposed structures and impervious surfaces. Please add proposed plan to the tree <br />preservation plan. <br />o Trees to be preserved and protected need to be shown at the size of their critical root zone (CRZ) at <br />1 foot per inch of tree diameter. Tree protection fencing must be shown on the plans and installed <br />outside of that CRZ. If grading is proposed within the CRZ of a tree to be preserved, it may not be <br />eligible for preservation and calculations will need to be redone. <br />o Removals must be classified separately by Evergreen, Hardwood, and Common trees. The 30% <br />removal calculation applies for each category individually, and trees must be replaced accordingly. <br /> Edit the Tree Removal Notes on sheet L104 to add up how many inches of evergreen, <br />hardwood, and common trees exist on site, the inches of each categor y that are <br />allowed to be removed, how many diameter inches of each category are proposed to <br />be removed, and the resulting inches required to be replaced (where removals over <br />30% are proposed). <br /> Tree removals over the allowable 30% removal limit shall be replaced at 50% of the <br />inches removed for hardwood or evergreen trees and 25% of the inches removed for <br />common trees.
