12 CONDITIONS OF APPROVAL -CUP <br />In Summary: <br />•Obtain all other necessary local, state, watershed, etc. permits and approvals. <br />•Meet the City Engineer, City Landscape Architect, and Fire Department review memo requirements. <br />•Proposed signs must comply with the approved Comprehensive Sign Plan. <br />•Execute and record a Stormwater Maintenance and Easement Agreement and a Site Improvement <br />Agreement. <br />•All past CUPs shall be null and void. <br />•Any expansion beyond this approval requires a CUP amendment. <br />•If substantial construction has not taken place within 12 months of the City’s approval, the conditional <br />use permit shall become void. <br />In Summary: <br />•The applicant must meet all conditions of the CUP <br />•The variance approval is only for reduced setback from the West side property line to 27 feet. <br />•If substantial construction has not taken place within 12 months of the City’s approval, the variance shall <br />become void. <br />3 CONDITIONS OF APPROVAL -VARIANCE
