Washington County Public Works has reviewed <br />the submitted concept materials and offers the following comments. <br />At this time, Washington County has questions regarding the proposed access configuration onto the <br />County roadway network and how the proposed access locations may relate to future access needs <br />associated with the nearby school property and surrounding area development. <br />Based on the concept plan, it appears that future roadway connections and access points may <br />ultimately be located in relatively close proximity to one another along the County roadway corridor. <br />As development in this area continues, the County wants to better understand how the proposed <br />access locations are intended to function long term and whether sufficient spacing is being preserved <br />for future public roadway access associated with the school and adjacent properties. <br />In particular, the County would like additional clarification regarding: <br />• The anticipated future access configuration for the school property; <br />• Whether future public street or driveway connections are anticipated between the school and <br />this development; <br />• The spacing relationship between the proposed development access and any future school <br />access opening; <br />• Whether the proposed layout preserves adequate flexibility for future intersection design, turn <br />lanes, or access modifications as traffic volumes increase over time. <br />The County’s concern is not necessarily with the immediate concept itself, but rather ensuring that <br />future access opportunities are not unintentionally constrained as additional development occurs in <br />the area. <br />PUBLIC WORKS <br />Wayne Sandberg, P.E., Director, County Engineer <br />Frank D.
