Key Considerations <br />1.The City will have to determine roadway construction timeline for 5th St. N. and <br />responsibility. <br />i.Unclear when the rest of the area will develop. Property owners have not been <br />contacted about constructing the road. <br />2.The City will have to move a land use and roadway feasibility study forward, at the <br />Developer’s expense, to identify roadway alignments and future land uses in this growth <br />area ahead of the 2050 Comp Plan. <br />i.Will the entire area be moved into the current phase? <br />ii.Retaining current land use guidance may affect the city’s ability to meet Imagine <br />2050’s population limits by reducing options. <br />3.The Developer will be required to submit plans consistent with the City’s zoning and future <br />land use guidance.
