3 | Page <br />Adjacent Properties and Impervious Surface <br />The total lot area is 108,911 square feet. <br />The existing impervious surface coverage is 16,375 square feet, or approximately 15.04%, slightly <br />exceeding the allowable maximum. <br />As part of this project, redundant gravel driveway areas are being removed, resulting in a <br />significant net reduction in impervious surface. <br />•The code-compliant garage location: 14,632 square feet. <br />•The proposed garage location: 14,610 square feet. <br />Both scenarios reduce total impervious surface to approximately 13.4%, representing an overall <br />reduction of 1.64% from existing conditions. The <br />proposal represents a reasonable use of the property, is driven by unique site constraints not <br />created by the applicant, preserves the character of the locality, and results in improved overall <br />site performance.
