Initial development will include the construction of internal <br />public streets, turn lanes, sidewalks, trails and boulevard trees consistent with the original <br />PUD concept for this area. Public utilities, including water, sanitary sewer, and stormwater <br />infrastructure, will be extended to serve each parcel. This project provides opportunities for <br />orderly infill development of future commercial uses, providing sufficient access and <br />flexibility, while ensuring compliance with municipal standards and zoning requirements. <br /> <br />F) Proposed Density: N/A – lots for future development, no uses proposed. <br /> <br />G) Proposed Infrastructure / Phasing <br />Streets. Consistent with the Inwood PUD, Irene Avenue will extend along the east side of <br />the parcel from 5th Street N to 10th Street N. (C.S.A.H 10). Near the midpoint of the site, 9th <br />Street N will extend west to Inwood Ave. N. (C.S.A.H. 13). Both intersections with the <br />County roads will be ¾ access with turn lanes into the site. Additional right-of-way is <br />proposed to accommodate a future signalized intersection at 9th Street and Inwood Ave.
