Carlson Engineering, LLC Page 4
J) Public Burden:
No uses are being proposed for the platted lots with this project, and therefore the impact
to traffic and public facilities and services is expected to be negligible. This project is
consistent with the previously approved Inwood planned development. The water, sewer
and stormwater systems have been designed to accommodate the future commercial
development that this project is providing access for. The developer will be responsible for
all applicable costs associated with infrastructure construction, design, review, inspection,
and administration, ensuring that no additional burden is placed on the city.

K) Lakeshore Access – Not applicable.

L) Parks & Open Space:
Parks and open space for this project are consistent with the original Inwood PUD. This
project will provide public access to the proposed trails, but no additional areas are
proposed for public dedication. Future development on this site will meet the shoreland
requirements for impervious area, preserving 70% open space within the private lot areas.
Park dedication will be provided consistent with city policy, with consideration for trail
construction to be determined.

M) Proposed Development Schedule
The developer hopes to begin construction as soon as possible and anticipates starting this
fall (2026). Plans are consistent with the mass grading that was completed with Inwood.
Clearing and grading work will be minimal, followed immediately by utility and street
construction. Site restoration will be ongoing as work is completed. Landscaping will
follow curb / gutter, sidewalk and trail installation, with tree planting potentially deferred
to spring 2027 depending on weather. Overall construction is expected to be completed in
6-8 weeks.
