<br />Carlson Engineering, LLC Page 4 <br />J) Public Burden: <br />No uses are being proposed for the platted lots with this project, and therefore the impact <br />to traffic and public facilities and services is expected to be negligible. This project is <br />consistent with the previously approved Inwood planned development. The water, sewer <br />and stormwater systems have been designed to accommodate the future commercial <br />development that this project is providing access for. The developer will be responsible for <br />all applicable costs associated with infrastructure construction, design, review, inspection, <br />and administration, ensuring that no additional burden is placed on the city. <br /> <br />K) Lakeshore Access – Not applicable. <br /> <br />L) Parks & Open Space: <br />Parks and open space for this project are consistent with the original Inwood PUD. This <br />project will provide public access to the proposed trails, but no additional areas are <br />proposed for public dedication. Future development on this site will meet the shoreland <br />requirements for impervious area, preserving 70% open space within the private lot areas. <br />Park dedication will be provided consistent with city policy, with consideration for trail <br />construction to be determined. <br /> <br />M) Proposed Development Schedule <br />The developer hopes to begin construction as soon as possible and anticipates starting this <br />fall (2026). Plans are consistent with the mass grading that was completed with Inwood. <br />Clearing and grading work will be minimal, followed immediately by utility and street <br />construction. Site restoration will be ongoing as work is completed. Landscaping will <br />follow curb / gutter, sidewalk and trail installation, with tree planting potentially deferred <br />to spring 2027 depending on weather. Overall construction is expected to be completed in <br />6-8 weeks. <br /> <br /> <br />
