East of Inwood Ave between 5th Street and 10th Street. <br />CURRENT LAND USE CATEGORY: Commercial PUD <br />ADJACENT AND SURROUNDING LAND USE: Low Density Residential and Public Facilities to the east, <br />City of Oakdale commercial and golf course to the west, Commercial PUD to the south, Rural <br />Residential to the north <br />SPECIAL LANDSCAPE PROVISIONS: Shoreland Overlay District for Armstrong Lake <br /> <br />TREE PRESERVATION PLAN: 105. 12. 470 <br />• A tree preservation plan was marked “N/A” in the preliminary plat application. Plans indicate there are <br />no significant trees within the subject parcels. A tree preservation plan is not required. <br />LANDSCAPE PLAN: 105.12.480 <br />• Applicant notes that parking lot landscaping and any screening provisions will be incorporated as <br />individual parcels are developed. This phase of the project satisfies landscape requirements for street <br />frontage and acres of land disturbed. <br />• A preliminary landscape plan has been submitted that largely meets code, but requires the following <br />adjustments prior to approval: <br />o Applicant must swap out the city standard details on sheet L2 for the updated 2025 details that can <br />be found here: https://www.lakeelmo.gov/DocumentCenter/View/334/Landscaping-and-Irrigation- <br />Standards-PDF?bidId= <br />o The location of a topsoil stockpile and notes indicating that the quantity of soil shall be sufficient to <br />cover all landscaped areas at least 4” deep must be provided somewhere in the drawing set. <br /> <br /> <br />
