The review consisted of the following <br />documentation received April 29, 2026: <br />· Inwood Commercial Addition Preliminary Plat/Plans dated April 23, 2026. <br />· Inwood Commercial Addition Stormwater Management Plan dated April 23, 2026. <br />· Inwood Commercial Addition Storm Sewer Design dated April 23, 2026. <br />· Inwood Avenue/9th Street Full Intersection Exhibit dated April 20, 2026. <br /> <br /> <br />STATUS/FINDINGS: As a condition of Preliminary Plat approval the applicant must revise and resubmit <br />Preliminary Plat/Plans to address each review comment and condition of approval to the satisfaction of <br />City staff prior to commencement of grading or prior to the City accepting a Final Plat/Plan application. <br /> <br />All subdivision improvements must be constructed in accordance with the City Engineering Design <br />Standards dated March 2026. All plan notes and details must be updated accordingly. <br /> <br /> <br />PRELIMINARY PLAT/PLANS <br />1. No Outlots are proposed as part of this Subdivision. <br />2. The Preliminary Plat and Plans must be revised to provide additional right-of-way along Irene <br />Avenue at the intersection with 10th Street. A minimum boulevard of 16-feet is required from the <br />back of curb from the proposed right-turn lane. <br />3. The Preliminary Plat and Plans must be revised to provide additional easement width over the <br />proposed bituminous trails along both Inwood Avenue and 10th Street. Trail location and minimum <br />easement width to be determined jointly by Washington County and Lake Elmo Public Works. <br /> <br /> <br /> <br /> <br />
