Bridgewater Village Townho mes Concept Plan and PUD dated 4/21/26, received 5/6/26. REVIEW HISTORY 1. Bridgewater Village Townhomes Concept Landscape Plan Review 5/26/2025 LOCATION: West of Manning Avenue N, south of Stillwater Way N, north Stillwater Blvd N. Outlots A, B, C, D, and E of Bridgewater Village. CURRENT ZONING: V-MDR ADJACENT ZONING: Commercial to the east, Public Facilities to the west, V-MDR/Commercial to the south, OP-PUD and Rural Residential to the north SPECIAL LANDSCAPE PROVISIONS: none TREE PRESERVATION PLAN: 105. 12. 470 Tree preservation was addressed as part of the Bridgewater Village project. LANDSCAPE PLAN: 105.12.480 The landscape plan for Bridgewater Village Townhomes proposes adding 41 trees to account for the 8.07 acres disturbed as a part of this development, along with 20 trees to meet the requirement of 1 tree for every 50’ of their 908 linear feet of street frontage. These quantities meet the code’s landscape requirements. • The landscape plan will need to be revised to meet other code requirements, including, but not limited to: o Adding a plant schedule that includes the size, quantity, and species of all proposed plant materials o Showing the location of a topsoil stockpile and notes indicating that the quantity of soil shall be sufficient to cover all landscaped areas at least 4” deep o Confirming per 105.12.480 (b) (7) that trees shall be planted ten feet away from utilities including water and sewer stubs o Ensuring that the quantities of evergreen, deciduous and ornamental trees meet sitewide tree composition requirements (at least 25% of all trees are deciduous and at least 25% are evergreen trees, and no more than 15% are ornamental trees)
