PARCEL 2 <br />Proposed Parcel 2 Description; <br />All that part of the East Half of the Northeast Quarter of Section 10, Township 29 <br />North, Range 21 West, Washington County, Minnesota, described as follows: <br />Beginning at the southwest corner of the North 341.62 feet of said East Half of the <br />Northeast Quarter; thence easterly along the southerly line of said North 341.62 feet a <br />distance of 606.63 feet, more or less, to the westerly line of the East 711.82 feet of <br />said East Half of the Northeast Quarter; thence southerly along said westerly line 300.08 <br />feet. more or less, to the southerly line of the North 641.70 feet of said East Half of <br />the Northeast Quarter; thence easterly along said southerly line 711.82 feet, more or less, <br />to the easterly line of said East Half of the Northeast Quarter; thence southerly along <br />said easterly line 1991.10 feet, more or less, to the southeast corner thereof; thence <br />westerly along the southerly line of said East Half of the Northeast Quarter 1315.60 feet, <br />more or less, to the southwest corner thereof; thence northerly along the westerly line of <br />said East Half of the Northeast Quarter 2291.57 feet, more or less, to the point of beginning. <br />Excepting therefrom the North 147 feet of the South 187 feet of the We'st 331.33 feet <br />of the Southeast Quarter of the Northeast Quarter of Section 10, Township 29 North, Range <br />21 West, Washington County, Minnesota, heretofore platted as EDER PINE RIDGE ACRES, <br />Containing 63.26 acres, more or less. <br />Subject to an easement for roadway and utility purposes over, under and across all <br />that part of the East 33.00 feet of the Northeast Quarter of the Northeast Quarter of <br />said Section 10, contained within the above described 63.26 acre parcel. <br />Subject to the right -of -way of Julep Avenue North and subject also to the right - <br />of -way of 47th Street North. <br />Subject to and together with any other valid easements, reservations or restrictions. <br />BE IT FURTHER RESOLVED the approval of the minor <br />subdivision is approved with the following conditions: <br />1. The owner shall provide and dedicate to the city <br />a roadway and utility easement for Keats Avenue <br />as described on the Certificate of Survey prepared <br />by Barrett M Stack, dated November 18, 1992. <br />2. The owner shall pay a park dedication fee of $700.00 <br />for the newly created parcel. <br />3.
