PARCEL B.(32.27 ACRES) <br />That part of the South one-half of the Northeast Quarter except the north thirty-five <br />and forty-eight hundredths (35.48) acres thereof of Section Twenty-four (24), Township <br />Twenty-nine (29) North, Range Twenty-one (21) West, described more particularly as <br />follows: <br />Commencing at the East 1/4 corner of said Section 24, a found Washington County <br />Cast Iron Monument; thence S 89 Dog. 49'25" W bearing based on the Washington <br />County Coordinate System, a distance of 42.39 feet along the south line of the <br />Northeast 1/4 of Section 24 to the westerly right-of-way of County State Aid Highway <br />No. 15 and to a found Washington County right-of-way monument for the POINT OF <br />BEGINNING; thence S 89 Deg. 49'25" W a distance of 1926.78 feet along the south <br />line of the northeast 1/4 of Section 24; thence N 00 Deg. 15'37" W a distance of 732.32 <br />feet parallel with the westerly line of the Northeast 1/4 of Section 24; thence N 89 Deg. <br />41'54" E a distance of 1913.66 feet along the southerly line of said north 35.48 acres to <br />the westerly right-of-way of County State Aid Highway No. 15; thence S 00 Deg. 03'10" <br />W a distance of 416.98 feet along the westerly right-of-way of County State Aid <br />Highway No. 15 to a found Washington County right-of-way monument; thence along a <br />curve concave to the east an arc length of 314.97 feet (314.90 record) to a found <br />Washington County right-of-way monument; said curve has a delta angle of 6 Deg. <br />1013" (6 Deg. 10'08" record) a radius of 2924.79 feet and the chord of said curve <br />bears S 3 Deg. 01'35" E a distance of 314.82 feet (314.75 feet record); thence S 2 Deg. <br />34'55" E a distance of 5.09 feet along the westerly right-of-way of County State Aid <br />Highway No. 15 to the POINT OF BEGINNING. Said parcel contains 32.27 acres <br />exclusive of County State Aid Highway No. 15 and is subject to a gas pipeline <br />easement as per Document No. 257261. Said parcel is subject to an easement for <br />road purposes over the southerly 30 feet of the westerly 472.78 feet and is also subject <br />to all other encumbrances and easements of record. <br />BE IT FURTHER RESOLVED, that this minor subdivision is conditioned as follows: <br />1. Applicant pay a park dedication fee of $700 for the newly created lot. <br />2. The existing property line which divides the subject properties shall no longer <br />exist and Parcel A shall be recorded as one single parcel and Parcel B shall be <br />recorded as one single parcel, <br />3. The property owner shall grant to the City roadway easements for Legion Avenue <br />N. and 25th Street N. as shown on the Boundary Survey dated September 24, 1993 <br />and prepared by Kemper & Assoc. Inc. <br />
