Ordinance 08-015 City Council' 6-16-09 <br />(5) The Master Sign Program may be reviewed concurrently with a separate <br />permanent sign permit for the individual sign(s) identified in the Master Sign <br />Program. The separate permanent sign permit shall include all information <br />required by section 151.116(A)(1), and may only be approved if the Master <br />Sign Program is approved. <br />(J) Multi -Tenant Buildings. <br />(1) Multi -tenant buildings are herein considered a single commercial establishment, <br />and shall be limited to one (1) freestanding sign amongst all planned/allowed <br />signage subject to the following requirements: <br />(a) If the multi -tenant commercial building has a floor area of 40,000 square <br />feet or less, the sign shall not exceed forty (40) square feet (per side) and <br />shall not exceed eight (8) feet in height. <br />(b) If a multiple tenant commercial building has a floor area greater than 40,000 <br />square feet but less than 100,000 square feet, the sign shall not exceed <br />seventy-five (75) square feet (per side) and shall not exceed nine (9) feet in <br />height. <br />(c) If a multiple tenant commercial building has a floor area of greater than <br />100,000 square feet, the sign shall not exceed 120 square feet (per side) and <br />shall not exceed fifteen (15) feet in height. <br />(2) Where a building, group of attached buildings on the same block, or center <br />contains more than one business, the allowable sign area for any single business <br />may be its portion of the gross square footage of the building or center applied <br />as a percentage to the allowable sign area of the entire building or center, <br />subject to size limitations for specific signs within an approved Master Sign <br />Program. <br />(K) Neighborhood Identification Signs <br />Independent of the total allowable sign area for individual residences within a <br />residential zoning district, two (2) ground signs for a unified residential area with six <br />(6) or more lots may be allowed consistent with the following provisions: <br />(1) New subdivisions: <br />(a) Neighborhood identification sign(s) shall be approved as a component of a <br />preliminary and final plat to be included as part of a new subdivision. <br />(b) Each sign shall be single sided, not exceed a total of twenty-four (24) square <br />feet in sign area, and not exceed a total of forty-eight (48) square feet <br />inclusive of poles, bases, and other supports. <br />pg 17 <br />
