(a.) The ground cover is restored to its natural condition after installation. <br />(b.) Recreational uses are prohibited above or within fifty (50) feet of communal <br />drainfields, or as approved by the City Engineer. <br />4. No wetland treatment system shall be allowed within the village green. <br />K. Streets. Streets shall be developed according to the following standards that promote road <br />safety, assure adequate access for fire and rescue vehicles, and promote adequate vehicular <br />circulation: <br />1. Streets shall be designed according to the following standards; pavement shall be 14-16 <br />feet wide for one-way streets; pavement shall be 22-24 feet wide for two-way streets; <br />and the pavement width shall be 22-24 feet for streets where homes are located on one <br />side of the street. <br />2. The minimum street right-of-way for one way streets shall be 40 feet and the minimum <br />right-of-way for two way street shall be 50 feet. <br />3. Streets shall not be constructed with a rural cross section. <br />301.07 Historic Preservation. <br />Historic Structures on the site shall be identified. <br />301.08 OP Development/Concept Plan. <br />Subd.1. Required Submittals -- Development/Concept Plan <br />The applicant shall submit 20 copies of a Concept Plan for a development of an OP that shall <br />include the following information: <br />A. An existing conditions plan which identifies the following (Drawn to a scale of 1"=1001): <br />1. Primary Conservation Areas. <br />2. Secondary Conservation Areas. <br />3. Site Topography at 2-foot contour interval <br />4. Location and description of existing vegetative cover <br />B. A general site plan to include the general location of all platted lots, streets, and open space <br />areas, structures, trails, common open spaces and parks: (Drown to scale of 1"=100') <br />C. The applicant shall submit a schedule of site characteristics, calculated in acres, which shall <br />include the following: <br />1. Environmental Resources- Include Map and calculated acreage of the following. <br />(a.) Total Site <br />(b.) Protected Wetlands <br />(c.) Wetland buffer/setback area <br />(d.) 12% - 24% sloped area <br />(e.) 25% + sloped area <br />(f.) Woodlands <br />
