Light Manufacturing in Limited Business <br />City of Lake Elmo <br />Washington County, Minnesota <br />Ordinance 8135 <br />An Ordinance Adding Sections 301.040, 160 (Definition of Light Manufacturing); <br />301.070 D. 14. C. 8 " Light Manufacturing permitted by Conditional Use Permit; <br />and amending Section 301.070 D. 14 C. 9 "Use Determination" <br />all relating to the Limited Business (LB) Zoning District <br />Section 1. Amendment: Section 301.040, 160. Light Manufacturing of products which includes <br />not more than twenty percent (20°/u) of the floor area used for retail sales. Light Manufacturing <br />uses may include the processing, packaging, treatment or assembly of products and materials, <br />electronics, painting, contractor shops, woodworking, printing, publishing, and preparation of food <br />and beverages (catering). No use will be permitted that generates offensive odors, glare, smoke, <br />dust, noise, vibrations, or other objectionable influences that extend beyond the lot on which the <br />structure is located. Generally, these are industries dependent upon raw materials refined <br />elsewhere. <br />Section 2. Amendment: Section 301.070 D. 14. C. 8 "Light Manufacturing in areas bounded by <br />the Chicago Northwestern Railroad Tracks to the South, Highway 5 to the North, Ideal Avenue on <br />the West and Stillwater Blvd. on the East" (Gross square footage of building area not to exceed <br />10,000 square feet.) <br />Section 3. Amendment: Section 301.070 D. 14 C. "Use Determination" A Conditional Use <br />Permit may be granted for other uses determined to be of the same general character as the above <br />permitted uses which will not impair the present or potential use of adjacent properties. The <br />finding of "same general character" shall be made by the City Council. <br />Section 4.
