a <br />Lake Elmo Municipal Code <br />Section 301.070 D. 16 Open Space Preservation District (OP) <br />Subd. 9. OP Rezoning and Concept Plan. <br />A. Required Submittals - Concept Plan. The applicant shall submit 20 copies of a Concept <br />Plan for a development in an OP District that shall include the following information: <br />1. An existing conditions plan which identifies the following (draw to a scale of <br />1" = 100'): <br />a. Primary Conservation Areas. <br />b. Secondary Conservation Areas. <br />2. A general site plan to include all platted lots, streets, and open space areas, building <br />locations, trails, common open spaces and park, (drawn to a scale of 1" = 100'). <br />3. The applicant shall submit a schedule of site characteristics including the following: <br />a. Environmental Resources: <br />(Map and calculated acreage) <br />(1.) <br />Total Site <br />acres <br />(2.) <br />Protected Wetlands <br />acres <br />(3.) <br />Wetland buffer/setback area <br />acres <br />(4.) <br />12% - 24% sloped area <br />acres <br />(5.) <br />25%+sloped area <br />acres <br />(6.) <br />Woodlands <br />acres <br />(7.) <br />Net developable acres <br />(1) minus (2) and (5) equals (7) <br />acres <br />b. Public Improvements <br />(1.) Public Parks acres <br />(2.) Public Open Space acres <br />(not park) <br />c. Proposed Development <br />(1.) Total residential area acres <br />(2.)
