STATE OF MINNESOTA <br />COUNTY OF WASHINGTON <br />CITY OF LAKE ELMO <br />ORDINANCE NO. 80-60 <br />AN ORDINANCE RELATING TO LOT CONSOLIDATIONS. <br />The Lake Elmo City Council hereby ordains that Sections 401.040 II <br />and 401.045 and its subdivisions are hereby added to the Lake Elmo <br />Municipal Code to read as follows: <br />401.040 II. Lot Consolidation is the combining of two or more <br />existing parcels into one parcel and recorded as one parcel with <br />the Washington County Recorder's Office. <br />401.045. Lot Consolidations shall be rxcented_ from the platting <br />requirements of Section 401.210 of the Lake Elmo Municipal Code <br />provided that such Lot Consolidations shall not create or increase <br />the nonconformity of a Lot and provided further that the applicant <br />for a Lot Consolidation shall: <br />A. Complete an application and submit it with the following <br />information to the zoning adminstrator: <br />1. A legal description of each parcel of land. <br />2. A written description stating the reason and <br />intention for the Lot Consolidation. <br />3. A current 1/2 Section map or a scaled drawing <br />depicting all parcels involved in the Lot <br />Consolidation. <br />Any Lot Consolidation requested with an application for a Large Lot <br />or Simple Lot Subdivision shall be reviewed during the approval <br />process. All other Lot Consolidations shall be reviewed by the <br />City Staff and approved by the City Council by Resolution. The <br />City Council may, at its option, refer the Lot Consolidation to the <br />Planning Commission for review and recommendation prior to the City <br />Council action. <br />1 <br />
