SCVACFC Site Selection Task Force <br />Criteria Analysis for Each Site <br />August 18, 2006 <br />Page 11 <br />The tables presented in the Appendix present summary information separated by criteria for each <br />Site. Criteria presented include: <br />• Location of the Parcel <br />• Approximate Parcel Size <br />• Potential for Expansion <br />• Recent Traffic Counts on Major Adjacent Thoroughfares <br />• Access/Visibility from Adjacent Thoroughfares/Major Thoroughfares <br />+ Proximity to Center of Growth <br />• Total Population and Household Counts within 5 miles of Site (full radii and adjusted) <br />• Traffic Counts <br />• Site Characteristics/Qualities <br />• Site Availability <br />• Base Cost of Site <br />• Infrastructure/Utilities At or Near Site <br />• Estimated Costs of Infrastructure/Utilities <br />• Assembly of Multiple Parcels <br />• Acquisition of Site (Own or Lease Site) <br />• Current Zoning/Rezoning Required? <br />Additional information has been gathered for each site and incorporated on these tables. <br />It is our determination that each Site has some particular strengths, but no one Site <br />overwhelmingly meets all of the criteria. Each Site's strengths and weaknesses address key <br />criteria for locating the SCVACFC including: <br />• its potential to accommodate the SCVA Community Family Center (physically) <br />• its potential for the facility to operate at an optimum level in the future given projected <br />population and household growth trends <br />• consumer travel patterns <br />• future transportation improvements including highway construction/reconfiguration <br />• potential future competition for similar goods and services (primarily associated with the <br />recreation component) <br />Sites are not listed in order of preference and the site numbers do not represent the potential <br />attractiveness of the Site.
