SCVACFC Site Selection Task Force August 18, 2006 <br />Page 12 <br />Site #1— Oak Park Station (located immediately west of Stillwater Blvd. at 581h Street <br />North) <br />Strengths <br />Close proximity to Highway 36 <br />High Visibility from Stillwater Boulevard <br />Convenient Access to the Site (signalized intersection at 58a' Street N). <br />In close proximity to current population/household concentrations, but located just a short <br />distance from projected growth in Lake Elmo; <br />Immediate availability <br />Potential to own or lease <br />Utilities available at the Site; connections to be paid by owner; interior road system to be <br />constructed by owner. <br />No environmental issues of which we are aware. <br />Current zoning is B-3 Highway Business; allows institutional uses. <br />Weaknesses <br />Site may be too small — 13 acres maximum <br />Parking area may be limited <br />Base Cost of Site is expensive (minimum $10.00 per square foot) <br />Site #2 — Bergman Property (NE Corner of Highway 36 and Manning Avenue N) <br />Strengths <br />Adjacent to Highway 36 <br />High Visibility from Highway 36 and from Manning Avenue <br />Convenient Access to the Site (signalized 'intersection and frontage road) <br />In close proximity to current population/household concentrations and projected concentrations; <br />Near -term availability <br />Own the Site <br />Utilities and infrastructure available at the Site (assessments to be paid by owner). <br />Site has ample room to accommodate facility (50 acres with potential for 80 acres total) <br />Site may accommodate multiple users not solely the SCVA Community Center; costs may be <br />shared among all site users; <br />Currently guided for research and development/business park use by Stillwater's Comprehensive <br />Plan. <br />No environmental issues of which we are aware. <br />MAXFHL,D RESEARCH INC. <br />
