2. No less than ten (10) copies of the attached Certificate of Survey <br />shall be filed with the City Clerk who shall, thereupon, distribute the <br />same to City Staff and others to whom the plats are distributed under <br />the Subdivision Ordinance. <br />3. The applicant, as condition of this approval, prior to the approval <br />of any deed conveyance or building permit for any parcel in said minor <br />subdivision, shall grant to the City drainage and utility easements, <br />subject to the approval of the City Engineer, such as would be required <br />in the case of a plat. Said drainage and utility easement shall be <br />dedicated by deed to be approved by the City Attorney. <br />4. The building set -back for said parcels shall be Ninety (90) feet from <br />the right-of-way of Jamaca Avenue North. <br />5. Parcel C shall be added to become a part of the tract of land now owned <br />by Arlene C. VanScyoc and Lester B. Van3cyoc, husband and wife, and <br />legally described in the Deed recorded in Book 274 of Deeds, at page 527. <br />6. Parcel A and parcel B shall be served by a common driveway. <br />7. Parcel C shall have no additional access to Jamaca Avenue North, but all <br />access to parcel C shall be restricted to the access now serving the said <br />land owned by Arlene C. VanScyoc and Lester B.
