Outlot A, TARTAN MEADOWS, according to the plat thereof on file and of <br />record in the office of the County Recorder in and for said County. <br />Except that part thereof described as follows: Beginning at the <br />Northeast corner of said Outlot A said point also being the most <br />westerly corner of the Park as dedicated in said plat; thence South 63 <br />degrees 25 minutes 1.2 seconds East along the Northeasterly line of <br />said Outlot A, 342.0.3 feet to to most easterly corner of said Outlot <br />A; thence South 55 degrees 45.minutes 57 seconds West along the <br />easterly line of said Outlot A 415.70 feet to the most westerly corner <br />of Lot 1, Block 1 said TARTAN MEADOWS; thence South 43 degrees 02 <br />minutes 52 seconds West 30.00 feet to the centerline of Leeward Avenue <br />as dedicated in said TARTAN MEADOWS; thence Northwesterly 109.73 feet <br />along the Northwesterly extension of said centerline to its <br />intersection with a line bearing South 23 degrees 17 minutes 04 <br />seconds West from the point of beginning; thence North 23 degrees 17 <br />minutes 04 seconds East 390.92 feet to the point of beginning. <br />WHEREAS, the Developer hereby warrants and represents to the City <br />as inducement to the City's entering into this Agreement that <br />Developer's interest in the land area of the Development is fee owner. <br />WHEREAS, the City Council by resolution adopted November 19, 1985, <br />has granted preliminary approval to the Development, on the condition <br />that the Developer enter into this agreement to provide for the <br />installation of streets, utilities, landscaping and other improvements <br />hereafter described on the terms and conditions hereafter set forth. <br />NOW, THEREFORE, in of the premises and of the mutual <br />promises and conditions hereinafter contained, it is hereby agreed as <br />follows: <br />2 <br />
