Councilman Moe: not against RE, 2 1/2 acre concept; need R-1, <br />1 1/2 acre, lots also. <br />Councilman Hunt: Don't believe we should stimulate residential <br />development; plan large lots and no sewer; believe demand is for <br />2 1/2 acre, not 1 1/2 acre lots; should pick areas that have more <br />pressure for 2 1/2; we should eliminate R-1 and find areas we can <br />agree on for RE. <br />Councilman Williams: I am not in favor of more R-1; I have concerns <br />about 2 1/2 acre density (may be too dense) if Met Council says okay, <br />fine with me. Would like to see clustering of homes, surrounded by <br />open space; support Chuck's concept of R-1 with open around it. <br />Councilman Graves: Believe if you are trying to prevent sewer look <br />at percable soils; another factor --septic system failures in Tri-Lakes <br />and Old Village. <br />Councilman Moe: Olson/Demontreville area systems are failing; three <br />ways to deal with failing systems; don't believe we should say we are <br />never going to look at sewers any place; what can we do about existing <br />problems; believe we should plan for these areas if systems fail. <br />Councilman Williams: Concerned about groundwater contamination with <br />development. <br />Councilman Graves: Should look at effect of maximumloading of <br />development in Lake Elmo; how do we distribute load of the community. <br />Councilman Williams: Not in favor of rezoning whole city RE. <br />Councilman Graves: Workable solution: I-94 commercial on future <br />land use map, in stage sequence; coordinate with County study; define <br />areas in city to be identified as possible RE area (8 to 10 areas); <br />don't need 5 acre RE; need minimum and maximum size lots in RE; R-1 <br />limited number. <br />Councilman Hunt: Believe we need to study General Business for I-94 <br />corridor. <br />Mayor Dunn: Study residential and commercial and come back. <br />Consensus to set another workshop 6:30 p.m. on May 4th, to further <br />address future land use map/Comp Plan., <br />Adjourn approximately 10:00 p.m. <br />
